House hacking is such a smooth (for lack of better words) way to get into real estate.  

A couple of things I've noticed is people are "staying put" for lack of better wording.

**Heating System: Lack of Heat in Some Livable Rooms** - Several 'livable' rooms had no visible source of heat.

A lack of quality office space.

Appraisers should reflect values, not determine them. when lack of new construction multifamily is available, how do you use comps or what's the method?
