If you just raising rent for the sake of raising rent with no real justification for it, you have to consider what the value is in having a good on-time paying tenant versus the cost of vacancy.If your increase is because you think you can get substantially more money for the place because area rents have jumped, you again come back to what is a good, on-time paying tenant worth to you?
