I rent out the rooms.What I’ve learned is having a room w a private bathroom is golden for my tenants they typically come from other roommate situation sharing a bathroom, having a private bathroom they see it as a luxury..Typically when rooms are rent out utilities are included, high speed internet is most important Utility for them..

Hoping for an internet based solution.

I currently live in an apartment in Appleton, WI paying $720 rent + $42 internet + 40 utilities per month ($802 total/month).  

I didn't know you had been appointed as the internet arbiter of acceptable "professional" behavior by women.

I was a rookie and did not take this into consideration when taking on the property, even though it came up in the inspections (which I re-read after my contractor told me of this issue, I did not know the magnitude of what it meant when it came up, and the realtor did not point out what it meant).I would suggest getting off BP, and searching the internet to find a local asbestos guy who can give you the facts. 

It is a bit mind blowing that we can now access such a vast resevoir of wisdom here, kinda makes up for all the time wasted on nonproductive internet crap:)The warchest therory has another downside; similiar to folks endorsing gold to hedge against catastrophe, what happens when the storm passes and you and everyone else now has to turn their gold into cash at the same time?

I'm lucky that my wife is a computer programmer that makes about 75K per year and has a nice boss that only makes her work in the office for 1/2 a day but pays her full time.

My attorney here in AZ has a form that we send to the tenant that they must have filled out and signed by their Doctor, we accept nothing other than our form because generic forms are sold on the internet everyday.

When tenants don't have email or internet (we have a number of tenants in their seventies and eighties) we have them sign a permission form and then we set up the ACH for them.

The next step would be to get off the internet and talk to real people such as a lender and real estate agent, they will be able to help you get the process moving.
