there's a lot more economies of scale if you reduce the footprint and stack higher like a 3 story walk up. are you worried about the rezoning process?

Last year I bought a 4 unit, 2 story purpose built apartment.

Long story short, the shower surround needed replacing, and this was days before a new tenant move in.
