Obviously, even just based on the 2015 data, the price + taxes (not including renovations needed, etc.) make this property impossible to cash flow if the town ever clamped down on the extra 4 illegal units.

most likely this will have to go through the process and end up with OREO broker who then lists it for sale.. trying to find a national lender and buying one house from them is next to impossible.. they simply will not deal with one asset.

Sometimes its impossible not to take a side, but the optimist in me says there should be better ways to do things than what seattle is trying.It is quite likely I'll look farther south for whatever my next property may be, but I'm not sure I want something so far away it takes half a day to get there and back.

And then tell them that the bank agreed with you too and couldn't understand the appraiser's numbers.Its worth the cost if it means paying 500 for another appraisal and you can get 15k to 20k in appraisal price when doing a cash out....But getting an appraiser to change their number on a review is almost impossible.

I'm not a lawyer, but his point was if you had a series LLC and only one EIN/checking account, a judge could read between the lines and take more than more property.This doesn't sound impossible, but at some point when is enough enough?

You don't mention if you have any experience in lending, repairs, sales or have a huge bank account so it is impossible to guess if you would be successful.
