Get rid of the existing tenants that are most likely paying below market, poorly screened, and bad for the business.I would pick 1-2 rentals that are "low hanging fruit" and easy to renovate.

The tree keeps growing and producing more fruit(money) over time and you still have the tree which is likely worth more than when you acquired it.You have to make sure it is watered and fertilized and maybe pruned occasionally.

From the experience I have as a wholesaler I've discussed the % of the deal that my investors look for but what I find is that they're always in search of that unicorn 50%, 60%, or even 70% deal these days when there are so many low hanging fruit ~75% deals that can still bring a really great chunk of change on the back end.
