This is going to be an ongoing fight for you so I would recommend getting a better deal on the house because eventually as you become more seasoned time is your biggest asset, not money. 6000 for a full replumb is low in my opinion.

IRS/WC will still disallow it, they'll still need an invoice and a contractor's license number but you can fight back with all the words and wait for a miracle.

Great structure, definitely lived in so will need some cosmetic work, the upstairs unit appears to have been used as a dog training area for dog fights but hey, it all looks like $$$ to us.We discussed rehab options for this property on Green Street.

I followed his advice about how to disclose and how to stay compliant with my mailings, yet some uptight ignorant agent got all worked up for nothing and has caused me problems.So once licensed, find a broker that's fully on board with what you do and keep them well informed so they can fight for you in case this happens too.

@Daniel Mohnkern   By leaving everything in the name of the seller and not receiving the deed and putting 20k into rehab then you are taking a huge risk, even if you have a strong contract outlining the deal if the seller decided to take the renovated home and sell it quickly on the down low then I would be faced with litigation, attorniey fee's and a lot of time fighting to get this money back.
