We call this metric After Tax cash flow plus pay down on principle. fancy words for return and building equity. 

Fancy up the bathrooms a little.

Get in there and fix some frozen pipes, start with a hair dryer and graduate to a space heater, or (like I did) take your wife's favorite 'fancy' electric fireplace and drag it into the crawl space dirt to thaw the main floor P trap under their tub because you have no options and nothing is draining4.

Also you shouldnt be relying on software to put some fancy package together for your buyers.

I did one property in a duplex nice, but nothing fancy, the other side I called the Bunkhouse and put all kinds of Cowboy ornaments in it, like tables with horse legs, western logwood couch and bed, wagon wheels, varnished pine baseboard and trim, stainless steel appliances, hickory hardwood floors, antique oak hutches and dressers,walk in tiled shower with horses depicted on the shower curtain, elk antler lamp and mirror, etc. 

The seller fell on hard times and will not be dressed up. 

I want to brand myself, exude professionalism and create a sense of "hey I know this guy" as they see me all the time on Social Media dressed this way.
