We removed all the trash and debris from the property, repainted the interior and exterior.

If I may be a constructive critic, since you asked:Before you take better photos (which are seriously needed)  spruce up the exterior. 

Exterior work: Install new down spout on the back of the property, Install 3 new exterior doors with hardware.Doors to be installed will include one front door, one back door and one basement door.

As a former renter/tenant we always made a spare key, used a magnetic key box, and found a hidden place.

In our day-to-day we run a local construction company (roofing and exteriors), so it's very rare that we come across a property that will scare us off from a rehab standpoint.  

We also began to buy houses that are brick, so we don't have to paint the exterior.

Overall, we rehabbed the entire property short of replacing sheet rock and the AC unit; including baths, kitchen, roof, fence, interior and exterior paint.
