I have had current landlords actually be quite frank about their tenant moving out.

Then there comes the issues of who is responsible for paying of the excessive water bill.

I think they actually implemented it, but then it got postponed due to some lawsuits. 

I also have this same question about a Multifamily deal we have where we will need to purchase land before approvals.. you’d think being in this as deep as we are we’d know this answer but, it’s actually proven to be a pretty difficult thing for me to come across even with speaking to several people in the industry.. my own mother is 32 year lender.

We've never actually had a tenant use it after reading the addendum (which was our goal), and I think it helps prevent problems when they understand the myriad issues involved in its use.
