Basically we are looking to reduce our risk and if it defaults understand we would be coming after everything and anything.

Overall, this is the service we are using now and are decently happy with it.

Bruce, We are based in SATX, but are considering where to buy our first (and hopefully 2nd) investment property in 2025.  

I have a considerable amount of equity in the house (HCOL area), and after the renovations are complete we are looking to sell the house in order to use the proceeds to kick start the next venture (flipping).  

We are currently in the process of Renovating this home built in 1965 and plan to have completely transformed it by spring 2025.

Now we are more selective.The worst were those with flea infestations, flooded basements, burst pipes throughout & then mold remediation. 

I am not saying that to brag, the reason I say it is we all wish we could get into real estate at a younger age - but we are all different and depending on your level of risk, sometimes being patient is not a bad thing as its a marathon not a sprint.
