Since most pest control companies won’t open up sheetrock, you might want to contact a general contractor or handyman who can carefully cut open the wall and check for any active insects.

I've also been focused mainly on Pgh because I have family there who are contractors and can to do any repairs/refurbishments.  

Hot water heater, furnace, gas, electrical box, HVAC, oil tank, plumbing pipes.

I think there may be a market for a lower density campground that offers a higher level of privacy per site with amenities (electric/water hookups, RV dump site, bathhouses, etc...) but...

I am an actual owner with 100+ units in the city of Cleveland and the cities around it and put together a rolodex of references for services like property management, inspections, contractors etc. if you want it. 

Make sure to budget for rehab costs and work with a reliable contractor.

If you do go the BRRR route I'd definitely recommend using a general contractor and working with a investor friendly agent.
