If I have reason to believe there is mold in the ductwork, we'll bring in a company that does duct cleaning with a biocide.It appears the mold in this house is limited to sheetrock and a couple pieces of subfloor, so hopefully it will be as easy as fixing the leak, cutting out the moldy sheetrock/subfloor and replacing it.

Here is some speculation , if the house did not have central air , and it was added to an older existing heating system ductwork , that duct work is insufficent for the airflow of a central air system .

It would have been very expensive to replace all the ductwork in the house (undersized for A/C) or to add 4 mini-split A/C units.After seeing another house across the street sell for $199k (a great comp), I decided to sell.I will be rolling these profits into other larger deals, most likely, outside of (the very blue) Maryland.

If you have no radiators and can't use space heaters, you'll have to install radiators or figure out another radiant heating system -- I assume that you don't want to add duct work and reconfigure furnances/boilers.

Because it was more of a commercial building before, all the ductwork is in the ceiling, the ceilings are the typical florescent lights and particle-board-ish squares you see in offices, and the bathrooms are small with those classic tiny, heavy white sinks with ugly faucets that you find in other commercial buildings (where you can see the metal piping underneath)Has anyone tried to renovate a building like this?
