Some climate is of course is impacted by elevation so it's not exactly cut and dried but generally that would serve as a guide.BTW I vote for Denver but I'm biased and I know we don't have the stock of multis that other older areas do.

Most all the land that I bought and sold where dry lots so I know the meaning of raw land.

The post can/will rot out when there is moisture present. 

In the meantime the repairs are being paid by the HOA (to repair the section of pipe only that leaked) and the dry out, which has depleted the HOA reserves.  

You will be dealing with rot issues in a few years, I think.- will

On the other hand, that extra "dry powder" in hand would come in handy so likely higher reward too.

Travis Sperr Dan Mackin I am thinking maybe put as much work into it with as little cost meaning I would have to do most of it myself, bleed the home warranty dry as much as possible, try to sell it in 1 to 2 years, hoping and praying that the market continues to go up in the mean time.

The ONLY things I had to do was patch/paint a small nail hold (done as quickly as the mud dried) and re-hang a towel bar.

I have done two deals in Washington, but neither was done with a "creative" strategy and were pretty cut and dry.
