Also, if I were a tenant in a building where I had to pass a rigorous screening, with the peace of mind knowing that all my neighbors did too, and suddenly the rules were changed and my neighbor ended up being a convicted felon of a violent crime, I would be up in arms.

@Cole MitchellYou can certainly sell an asset by an S-corp to the shareholders as long as the sale is at an arms length transactions.The questions is should you.If you plan to acquire it in an S-corp(you will be forgoing the section 121 exclusion which you said you are okay with) if you are going to just sell it within a year - you should just sell it directly from the S-corp.Transferring the property from the S-corp to you personally and then eventually the buyers will cost more in title work.

If you were getting cash out or reducing your rate by more than .5% or getting out of an Arm or balloon, those would be other reasons to consider a refi.

Performing notes are great for cash flow where you can diversify and earn high single to low double digit returns.Non performing notes are another animal.
