The PMs should be able to give a warm and fuzzy estimate and the landlords owning the properties can likely give you the doom and gloom estimates- the truth is normally in the middle.As far as the thing you should know, I guess w/ a PM it shouldn't be too bad, but I find booking weekly rentals is almost a job and I wouldn't be a fan unless the return was great or as you mentioned you would like to own for yourself anyway.

Incredible back country just outside Boise, and lots of snow up high, but pretty warm and Dry in town itself, I hear.Bend, Oregon has Sisters 20 minutes away, which means skiing almost all year round, Deschutes river and beautiful backcountry, and the ocean is not far at all.

@Mindy Jensen Thanks for the feedback and I noticed the area does seem to be a little luke warm at best, I'm thinking of expanding my search to include Olympia Fields and Matteson.
