Just because a property does not hit "1%" doesn't mean that it's not a good deal.

A great deal of accountants work with out of state clients.

Educate yourself with resources like The House Hacking Strategy and practice analyzing deals using tools like BiggerPockets calculators.

If you’re just starting out or doing small-scale deals, it might not be urgent.

An LOI isn't usually a big deal and I've had properties ask to sign one before a viewing and there wasn't anything fishy going on with those.
