I Have been interested REI since childhood but it is only this year that I am able to actually jump in and make my first purchase after some preparation Which I know won’t be enough, like taking an expensive coaching course, podcasts watching, lots of reading, much of it on this forum but just as an observer, deciding what strategy suits me best and paying off my home to use it equity as capital.The strategy I decided to adopt is to buy and hold modest single family homes purchased for $30,000 or less.I know that distance is an additional challenge I am going to confront, but with the help of one of my daughters willing to be active on the field along with solid property management I am going to get it started.I am unable to attend any REIA meetings so I will rely heavily on education available in this community as I have seen it to be very solid and supportive.

They might confront you on why you keep hassling them which you can then extend an olive branch a little.

However, as soon as we find out we've found it effective to confront it ASAP.

@Michael Bertsch As the old saying goes "Happy wife, happy life" except for when she's asked to sign the loan agreement that you thought you told her about a couple weeks ago but it slipped your mind so your forced to confront her about AFTER she received the email from the loan company.

The PM does for the reason to avoid confrontation.

Often times people, myself included, have all sorts of reasons their thoughts are not clearly expressed and may actually be received unprofessionally or confrontational.

I get several inquiries a week (even from some very well qualified investors) that almost expect me to buy the property for them while they don't even open my emails.My suggestion, instead of being confrontational, is to choose a couple of properties that are sent to you from the MLS and pick up the phone and discuss them with the agent.  

Tenant fell further behind but when confronted, would hand the landlord ( single widowed young mother of 2 young kids) a decent amount of money so the landlord would be sympathetic and allow them to stay.

I then felt compelled to share my experience with members in the Bigger Pocket community so that they may be fully aware of what they may be confronting when dealing with Maverick going forward.With full disclosure, other than sitting through the webinar, I have had no further dealings with Maverick, nor its principals, representatives, Sellers or “Property Manager”.

While we don't have that issue in the Riviera Maya or the Puerto Vallarta - Riviera Nayarit area, we're confronted with the same issue in the Cabo area, where construction permits are hard to get there because water permits are hard to get.
