Out of all of those items, really vacancy and management are the only ones related to rent.This is especially true of CAPEX -- trying to calculated as a % of rent can yield some wacky results.Calculate CAPEX based on size of house, roof type and area, size of condenser, flooring, amount of wood/siding, etc.

To depreciate any thing else on a condensed timeline a cost segregation is required...it just often doesn't make sense cost wise on smaller units.

For instance, if a quadplex has 4 AC condensers, that's a lot more breakable stuff than a quadplex with no AC (or a single fam house with 1 AC).  ...4 single fam houses is 4 roofs that will eventually need to replaced, but a quadplex might only have 1 roof.

Glass in four of the windows upstairs are broken, the others have a lot of condensation between the pains of glass.The window in the basement is also broken and the frame is rotten pretty badly.The upstairs aluminum do still work in regards to opening - do you suggest just replacing the glass?

He is doing the walk through and one of his employees would complete.These units 15 of them have tenants living in them.The complaints are leaky faucets,to pipes on the condenser line leaking,to when they flush the toilet upstairs there is a leak above the kitchen etc.There is only one unit out of the 5 vacant where they went in and took out some copper.I can have my PM watch the whole job and make sure they stay on task.
