Lets say this number is 8%.NOw that 8% cap rate, could only be achieved in this city of x1,x2,x3 ; with mortgage leverage ratio of 1:5 and sub 3% interest rate, in the year 2015 for example this calculation is still making sense.But now since those cap rate is feeling more compression and compression, and crazy high mortgage rate, it's no longer making sense to invest in the old way.
