This is my thought as well, simply cannot find a black and white reference.

I don't know about you, but I prefer to not have my feet turn black when I walk on carpet (and yes, we had it cleaned, we're not savages.

If they previously faced challenging economic times they at least have some perspective from it, but it isn't always black and white as to how commensurate it is with their next project.Making sure the operator is being conservative with their underwriting, downside risk and eventual exit.

I used to find myself playing little games like "well, if I can lower the interest rate by 0.5%, this property would be in the black monthly".

Seriously though, I know white cabinets, dark wood trim, white painted brick (a cardinal sin to paint brick anyway IMO so good riddance there), glass block bathrooms, Tuscan kitchens, brass hardware, reclaimed wood, Edison bulbs, furniture and fixtures made out of black pipe and distressed wood, interior sliding barn doors, pastels, too much granite, chevron patterns, whicker furniture, etc. have all been way overdone recently and are on their way out now, and brightly painted cabinets are in, but beyond that I’m not sure what the “next” design trends are currently.

They said security door not necessary but there was a black frame on the door where there seemed that one may have been installed previously. 

Implementing black out dates seems tempting; but I think that LL's who  need blackout periods believe that MTM leases increase tenant turnover.
