I have a few that can be cleaned in 1-2 hours, so I allow same-day bookings. 

I find shaker cabinets difficult to clean no matter what the colour.

How are common area cleaning, landscaping, snow, garbage, laundry, etc. being handled and by whom?

I do not think she will go quietly and I'm trying to gameplan out process and wanted insight from other investors... when you're about to send someone notice to vacate and don't think it will be a clean process... do you also start the formal eviction process at the same time as you send the 30 day notice to vacate if they're behind on rent?

I contacted a professional cleaning company, and they said I will have to remove the entire carpet since they are permanent.

What stops the person with 51% ownership from…Hiring their spouse to manage the property @ 50% commissionHiring relatives for cleaning/maintenance at inflated prices.Blocking out holidays for their use. etc etc. 

I explained that she should’ve let me know and I would have had any needed cleaning done but inquired as to what was wrong as it had been professionally cleaned and we have not had any complaints from tenants or short term rental guests.

I think all these comments saying “no” are mind blowing, I understand the cost of testing a house for meth is pricey, but if your a landlord one of jobs is to make sure the property is clean and safe for the next tenant, so when there is ANY reason whatsoever to believe there was a meth lab, meth smoked in one of your rentals and believing “tell the tenants no, I won’t test for meth, we can just end the lease and you can find somewhere else to live” is absurd.

So I’m basically just charging for the cleaning.
