@Hadar Giladi most of the Midwest cities you can still BRRR, but you have to make sure someone doesn't take advantage of you by selling you something they represent as Class B, when it's really Class C or D.

Taking action isn't always buying, it's gaining confidence to transact and knowing when they time and asset class is right for you.

We have supplemented our income with plenty of add on packages, local partnerships (jet ski/boat rentals, breweries, restaurants, etc)

Thanks all.Yes, my tenants will cover the appliances according to my new contract; it will be up to me to see if the tenant is worthwhile to pitch in.I actually already have this clause but I will tighten it up a bit.It may look silly but the new appliances are so expensive I am not willing to buy premium appliances every 5 years for my A class properties.
