Puerto Rico is a blend of typical US and Latin America cultures. 

I had a pretty seamless transfer and their fees are lowest & very transparent.

In the end, Because you’re working on a residential (2-4 unit, not a commercial 5+ unit) the appraiser will blend the sales comp approach and the income approach. 

@Robert Brown I’ve got an amazing lender that I can put you in touch with that can blend investor properties with traditional mortgages.

Short term debt I tend to like for high value add projects where the cap rate gets blended up really high.

From what little I know, and I could be wildly misunderstanding something, but it seems I could try to find some blend of a portfolio loan and owner financing; but would lenders consider that for a new guy?

Are most savvy BRRRR investors blending the fees/points into the refi or are they doing their calculations and basing their offer price off of paying the fees/points out of pocket and recouping it on the refi?

@George BlowerYes and no to TSP they have a blended retirement program which is similar to a 401k but you have to submit funds into the tsp in order to get the full benefits.

You CAN do what we do and create a blended situation.

If you buy multifamily at a low cap rate then rent growth has to keep happening to blend the cap rate return upwards at a good clip over time.
