I'd make sure your comps are very similar in layout and condition, similar updates, etc.

Why aren't you on the phone to them every single day getting updates as to what is being done each day and what the timeline is for the remaining issues?

Update on ConnectLinx.com - The company refuses to have a phone conversation even with a seasoned enterprise client which I find very odd for a platform looking to replace Rentlinx... 

In this case, if the other tenants are open to being bought out at a reasonable price - why not just renovate and deregulate the units after updating the entire building? 

I had to submit receipts for every dime (they won’t accept invoices created by me for time time) and it’s been two week and still haven’t heard back or received an update.

We can assist in building the scope of work and even visit the property on occasions to get updated pictures/video and confirmation that some work is completed before the next draw, but we can't tie up our operational resources to projects that take more than a couple of weeks.

I tend to take my property off market "hold" during slow times for some painting, other small updates and would never consider it as occupied.  

If the landlord is paying any utilities that are based on usage such as water, then I might discuss a rent bump to compensate for the anticipated increase in usage and address that with the lease update adding the person as an occupant. 

Success, currently active, will update what our final sales price ends up with, fielding calls on the property already.

I have also made cosmetic updates to the 2 bedroom side, including a full bathroom renovation, this is also a long-term lease.
