I am new to RE and would like to hear from seasoned members who have either been in this shoe or who are well versed with this situation. 

Now my situation may required less, but the company who did my crawl space did an excellent job. 

Going from a 2-3 unit may also required some additional fire/smoke alarm work.

Based off your situation, the best option is to roll the money into a self directed IRA.

The issues, such as they were, have been fixed.My situation was a little different so I can’t really answer your question. 

But, that is not always the right answer and you should speak with someone familiar with your personal situation to get advice specific to you.

(A) it made a perfect situation for dumping the "trash" out of ones portfolio at great returns.

The only way you can break that log jam right now is severely lowered fed rates, but the level of federal debt is such that they're in a no-win situation because there's going to be little appetite these days for buying 1% fed notes from overseas.The fed rates were kept too low for too long.

Hello Taylor,           I have been in a situation and done deals where a friend is a realtor and although I found the deal, had to go through my friend as I already worked out an arrangement. 

I just wanted to make sure you were aware of this situation.
