I like everything Andrew posted but generally speaking your ensuring the tenant/resident is residing in the property in a way that is in accordance with the lease agreement they signed.

The seller has a 30 day right to cancel so if you advertise, investors can go direct to seller and circumvent the wholesaler. well all the more reason I guess to have  RE license and then have a listing agreement.
