I noticed with the price range I was wondering if you could cut some costs with not going with a "high end" renovation you mentioned.

I have downloaded all of the other forms mentioned in the book Managing Rental Properties but can't locate the flow chart poster for the tenant screening process.

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

Never had to do an eviction myself but I thought it would cost more than that in attorney fees, not to mention lost rent, repairs, disposal of all the junk.

There's value in property management, and you mention that you don't want to deal with guests regularly.
