I've got a pretty good idea of how I'd like it structured (terms) but I'm not finding any forms, or even examples of forms, to use. 

Is it reasonable for me to ask the property manager for a breakdown of parts/labor costs?

I knew they had this huge asset in the form of a pipeline so I gambled on it.

Our best use for the property would be to build a couple of large estate home (8k sq' and up) and form a private estate, but, being that we are in the County with no existing zoning requirements, we could also build what we want and potentially turn it into an income generating property.

I think it was $7.5M.  51% of our investors formed a group, took over the property, completed the renovations, and sold the property.

It's time for me to dive right in and get started.

Most important is for me to start the “business”. 

I think the greatest take away for me is to be Focused on what you want and Networking is your greatest tool (and my weakest skill).
