When Major Disasters occur it creates fear and fear will cause folks to move this can be good or bad for your investments.I use http://www.fema.gov as an aid site to determine areas to avoid for my future investments.Let me give you an example:State of Missouri research has showed me by looking at Fema's map service in regards to tornado's for example that I may want to exercise caution in the western and northern areas of Missouri.

Me and about three to four of my friends are thinking about renting a house just over the three months of summer in 07, I've been doing some searches and what occured to me was that most of the lease terms of the houses are either six months or a year long (Of the rentals).Suppose we moved into a house with six month lease terms and got out after living there for three months.

If you are lucky, you may even have a little more, because the 50% expense number averages in excessive damage done by tenants, lawsuits, evictions, etc, which may not happen right away (although they can have a BIG impact when they do occur).The bottom line is that you'll survive this mistake, you just need to learn to do it right in the future.
