My advice for any 1031X transaction is to be over prepared. 

It sounds like you’re doing the right thing by preparing for the possibility of eviction if the rent doesn’t show up on time.

(Prepare a purchase agreement, have the seller call the bank and tell them it's in escrow. 

Yes, in the end you have to decide whether it's a for profit venture or not, but there are all sorts of ways to mitigate what is an unfortunate thing to have to do as I mentioned in my first post.

I would even venture to guess that it is not a simple letter to the lender or trade that gets a lien release.   

I would venture to say that a few hundred dollars for some advice could save you thousands. 

This will teach you a lot of skills and prepare you for more complex investing in the future

Be prepared to learn the systems you need and deal with some headaches though compared to other forms of renting.
