@Jay HinrichsI have a handful of 2% deals in a B area that i renovated and have basically zero maintenance/cap ex and self manage that don’t really cash flow and little to no appreciation.

@Daniel LehmanYou can potentially buy up to $1,000,000 in real estate if you get 80% loan to value mortgage.I would prolly aim for for a little less in total value so you have some funds as a rainy day fun and to also have a budget for repairs/improvements.I think it is a good idea to diversify your assets at this point in the market.I would like to see if you can get 2 3-4 unit properties in a B / B- / C+ class neighborhood.You instantly reduced some risk by transferring 2 units into 6-8 units.on a side-note, I really like San Diego.

Also, better properties in a B class neighborhood with B class tenants means less headaches and stress that keep you up at night when you’re hundreds of miles away.

Having multiple layers of middlemen ear up any spread you may have.Dual representation is when the list agent representing the seller also represents the buyer.In a double closing (which there are two types of), the purchase transaction between the buyer and seller is A-B and then a day or two later, the transaction between you party B and your end buyer (party C) closes.

Maybe a B- C+ type property , $1,900,000 price point for 24 units  , 25% down with $ 480,000 . $ 6,500 per unit rehab which could be a bit much since i don't expect all units to need that much and some will need more i'm sure .
