As for the original post, I think something like this works best if it is concrete: dates (say the last week of July and December), monetary consideration (I would suggest a separate sublet provision wherein you pay them for use, rather than working out rent credits), insurance and liability requirements, etc.

My credit score is 700+ so I don't understand.

If it takes you two months to find a replacement renter, then the original tenant must pay you two months of rent.

The original plan was to use the equity to build in a few years, but we were blessed with triplets so things got a lot tighter.

It's important to note that credit score requirements are not mentioned before signing up for the program, and you will need to apply for financing for these transactions.

I had to prove that my credit score was acceptable, that I had not only good references from my current landlord, but the 2 previous ones.  

I can't believe what the developers sell these things for originally though.
