It can get tricky/awkward if they are late on rent and you see them all the time. 

You may be able to find a local bank lender that will do it, but they may be very puzzled by the $1 sale price in the chain of title and ask awkward questions.You could sell and potentially 1031 into a more expensive property to defer the tax liability, but it is generally advisable to hold the initial property for one year prior to selling to be comfortable that the IRS won't challenge your subsequent 1031 tax deferral treatment.

It is challenging enough being a landlord, you don't want to have to deal with grown adults arguing over parking.Personally I would rather not inherit tenants, but as a new investor I could see wanting to have money coming in (hopefully) from day 1.Awkward unit setups are tough to deal with as well.

That seems rather awkward in our digital age.Don't be surprised if the Van Tuyl Group comes looking for your dealership now that they are so well capitalized by Berkshire Hathaway.No doubt one of the BRK companies could benefit from your abattoir as well.I hesistate to ask whether you operate it.

Unfortunately, you can't learn everything you need by reading, and I think I'm to the point where I know enough to start to get hands on, but not yet ready to invest my own money ... it is that awkward "no man's land" that I'll have to work through to reach the other side.

Don't borrow from friends and family   It makes gatherings and holidays awkward should something go wrong. 

Some people are afraid of calling back and dealing with the awkward silence as they try to figure out who this random person is and piece the puzzle together.
