But we should also remember that exurban areas got clobbered in the 2008 collapse, and we are definitely having another correction in the next 2-5 years.The Albany area could be interesting, because it has arrested its population decline and the state is investing major resources in transforming the area into a nano tech hub.

landlord provided Tenants with cash to relo, did everything by the book and was still targeted. if safeway asks you to leave because you're upset that apples are too expensive and you dont, you get arrested for Trespassing.

With the switch of a button, hotels.com, bookings.com etc, could also target residential renters to have them sell out their spaces as hotels, illegally.Regarding you trying to loop in wholesaling, I can tell you this... if the 'State of Space' says in order to broker real estate within its borders you need to get you a State of Space RE license or face felony charges, and you say no I don't, guess who's getting arrested when you get caught?

That situation ended with the boyfriend allegedly causing huge problems for neighbors, and did not get resolved until he vacated the property, after being arrested and sent to Jail.

I also look up potential tenants on social media, mugshots.com, google them and find plenty of arrest but no actual adjudication or case has been turned over to other agencies etc.

I don't know how you would get criminal background on minors whose arrest is as a juvenile, since I believe that is sealed info.

There are some very bad people in the sex offender registry, but I tend to think it's unfair that everyone arrested has to wear the equivalent of a scarlet letter for the rest of their lives.

Just because you filed for bankruptcy does not mean you won't get a speeding ticket, If you are tresspassing, bankruptcy won't keep you from being removed from the property or arrested.
