I'm planning on quitting soon, moving back home for a little and taking a few months in between my next job to pursue my first investment.My rough idea for an investing strategy is:  long-term, not necessarily looking for high cashflow (just want to start building equity), quality deals > amt. of doors, Class A/B neighborhoods mainly for low vacancy. 

Poor insulation and single pane windows will raise that cost to run the furnace quite a bit so you might want to see where the break point is for upgrading.The biggest issue is power outages in the winter.

I was watching the market for quite some time.

The cost is quite high for the leads, and most of them are for seller financing deals or to wholesale those leads.

This way there will no be loose ends and title transfer will be clean, you wont even have to issue a quit claim deed.

We (I work at Azibo, just a disclaimer) have quite robust accounting capabilities and time saving features like Schedule E generation and automated  transaction tagging rules.

That would be quite helpful!! 

Most of us didi RE on the side for 5 to 10 years before quitting the W2.

It sounds like you have already done quite a bit of research on important things to consider when looking at a new market to invest in.
