I cleared $10k on my first one.We ended up clearing $30k on the second one.The last flip was very stressful for my wife and she wants to keep our finances (HELOC) out of the next one.I am going to look to find a financing partner to cover the carrying costs of the next flip.On a $400k house (average for my area), the total investment would be $85-$95k and would be paid directly to the lender and subs/suppliers, not to me.I can bring the lender, as I have a good rep with the one I use.I will do all the rest.

In midwest markets where I shop, my average purchase price including rehab is lower than that.

Average rent around 2k/month which is cheap out here.

My mortgage is around 1200 and average good shape and expenses are very minimal.

naca you can google to see if they operate in your market.its a heavily subsidized program basically for first time home buyers and those who qualify income wise  ( income lower than the average income of the area you can make too much money and not qualify.)

Well in our market which is mid to low level for west coast  average transactions is around 600k.. so average fee is 12k and up.. 

But on average you will find rates anywhere from the  low 7s to high 9s

My cabin has been consistently booking for the weekends since we launched a couple months ago with the average person booking 2 days in advance.

I think 7-8% is an average cap rate for Miami investors to expect at 40% down even if you end up renting the unit as a long-term rental.
