I saw one that even included automated printing thru a printing company but now I can't find it.

Has anyone used the OutboundEngine email/social media automation platform?

Thus far I can visualize building BOTH a buyer and seller websites, and automating as much of the process (including 'educating' buyers and sellers) as possible, ASAP.

I think i just take the pro-rated 8 months of depreciation in 2016 (for both actually) but when using one of the automated web services to do my taxes, i get a warning talking about net gain or loss Form 8829 , referring me to 8549, and form 4797.  

I do wholesaling in Charlotte NC and Central NJ(Monmouth/Ocean Counties) I wanted to get a discussion going about the latest strategies that are working for everyone and also some ways to streamline and automate our businesses.

Pittsburgh has seen a revitalization especially with computer automation industries such as Google, Uber and Amazon opening up large shops here.

And it might even be a preferred approach, since it lends itself to scripting / automation, and county assessor sites don't always like scripted data retrieval.

Since my previous business endeavors are well automated at this point I'm strictly focusing all of my time on REI. 

thanks Matt,As you probably see, I am new to real estate biz, I spent 12 years running product team in the software company which built POS solutions for retail sector.So RE is my next venture, and from what I see so far the name of the game today and for years to come is choosing right technology and marketing tools.So it's tough with out experience in RE to define all systems and processes, I am beginning to understand the theory and systems on the high level, but I am sure once I actually spend sometime working it will be much easier.I feel like the best thing to do at this point is to focus on basics like CRM and print, emai, text, social marketing campaign automation, once those things are in place and work smoothly, will be able to proceed to stage 2,To be frank, I am looking to learn this business and then comeback into software sector in RE segment, lot of good tools out there but as usual - lots of gapsI will be happy to keep intouch and colobirate on these topics

I keep track of checks and dates received.I use a SUM function to see how much is owed, how much outstanding and total interest rate.I can color code redeemed properties a different color.It is super easy to customize. and once you set it up it automates everything but entering the data once you get a redemption check or a deed.You can copy over the tab to a new one and start a new year with all your formulas intact.
