In our almost 30 years of time in the 1031 Exchange business, we have had at least a half dozen serious attacks on Section 1031’s existence.

I just graduated, switched degrees wasted some time, last two years I cracked down, took 15 credits and flipped my first two houses, almost had a heart attack I was so tired stressed and anxious.

While you do need to attack both at the same time, having a strong bench of potential investors will be key to be awarded deals. 

They got rid of a dog they had last year, because he attacked her several times, so he had to get rid of the dog and give him to his parents.

Instead, they brought in 2 more children to the house, just had another baby (total of 5 now), their untrained large 2 dogs were attacking us on our own property which makes us feel unsafe and insecure on our own property that we own!

In order to do this, I need the city to officially consider the second unit as a second house / duplex.I am working with the city planner to try and find the permit..but I was hoping for any thoughts or ideas from the BP community on how to attack this issue.Can you get an address and meters for an illegal property?  

At first I stressed about the impending review but once I accepted that there are some people you will never please, my perspective changed to view it as an opportunity to learn how to craft an objective response that demonstrates that the guest was the issue without getting into personal attacks or petty statements.  

Attack any possible maintenance issues so you don't get that unexpected call later from a tenant plus it is always cheaper to repair the problem before it becomes a bigger problem!

Attacking pre foreclosure lists aggressively is the best way to get distressed assets before they get lost in the bureaucracy of foreclosure.
