The vast majority of lawsuits against Landlords are for wrongful eviction, security deposit disputes, and Fair Housing Violations.

A wire was sent to my bank, and despite specific wire instructions and a screenshot of the account details,  the wrong business name was used, and the wire was returned.

I am assuming they are selling you the lien at $21K and not giving it to you instead of a refund - please correct me if I am wrong. i don't know what state this lien is in, but I don't understand why "redemption value" is higher than the lien plus the interest.

Decently likely she's trying to pull one over on you, and even if she's not, collecting rent by card in general comes with a lot of things that could wrong and hardly any upside except convenience.

I have three rentals in Houston, which rented quickly so I'm not sure what I'm doing wrong here.

BE CAREFUL and choosey when it comes to finding a mentor, some folks will hear your income and be very interested in "helping" for the wrong reasons.

It can go wrong anywhere and everywhere. 

I'm not saying you're wrong, but if all else is good with condition and location, then it falls on pricing
