The industry is so ripe for discussion with all of its: negative stigma, tenants/toilets/trash, fee-drivenness, landlord friendly, investor driven, technologically evolving and legislatively active...environment.There's the historic landlord and agent PM legal agency relationship with a traditional scope of service, duties/responsibilities between LL&T, evolving retail/consumer trends/expectations, etc.

Nearly everyone has a social media profile https://www.statista.com/statistics/273476/percent...and they spend an average of 5 hours a day on their devices. https://techcrunch.com/2017/03/03/u-s-consumers-no...Now, someone can either look at this data and say, "nah, that will die soon." or "social media is terrible, it's ripping apart society", "social media will have no effect on business" or "con artists and marketing teams have figured out how easy it is to use social media against you" and leave it at that.

The rationale behind this process is that this gives us a good cash flow for a long period of time before having to find and place another tenant, a process which can be costly and time-consuming in some markets.

I find tenant placement much more time consuming than managing, so placement is where I would go first.If (when) I decide to hire a property manager, I would pass everything over to them.
