Cosmo - I personally don't know Phoenix well, but if I had to do this in another city I would look at income levels, crime levels, and population growth (if you can) by zip code and/or area within a DMA as a starting point.

So to clarify, you CANNOT live in a DSCR property as DSCR is business purpose only and that is not allowed. 5-10 units can also qualify for 30 year fixed DSCR loans as well.

@Samuel Coronado - the challenge is that there will likely be a very small number of renters looking for a house that size, as well as that can afford a rent amount that high who won't just buy otherwise.
