So you'll be putting out quite a bit of money to do that, and when you sell, you'll most likely have to convert it back.   

The additional bedroom adds to both the rental value, and significantly to the appraisal value, obviously.Given it's priced as if it's a 2 bedroom and not a 3, it seems like a great deal. 

I also have no interest in being in the car wash business, or the laundry business, or the AirBnB business, things like that which seem to appeal to a good number of people, but not me.I like to KISS, and just focus on market rate rentals, 12 to 18 month leases.

Well, there are multiple moving pieces.

This may not seem like a big issue, but if you're paying for premium data, like I am, it can drive up your cost per deal drastically.I switched to REI Reply last year and can send off over 2000 texts in one drop.

Class C is more work than class B, but if managed well can do great.
