I believe they are worried that the tenants that owed were trying to get the service switched to a new name of a friend or kid (So they can start ruining their credit as minors) so they don't have to pay the previous bill.I sent over about 50 pages of documentation to verify ownership and the new tenancy (This property has a multi layer entity structure ownership which is why there was so much paperwork) but once they got enough info to believe they are new users it wasn't an issue.

I got to the point where i didn't even bother to look at the property since the cost didn't justify the added layer of protection.

I have a day job as well so it adds a layer of complexity to investing.  

At first there was some stones/pebbles mixed in the top layer of the asphault in a 10 foot section.  

Don't get me wrong - the job we were doing there at the time was absolutely vital, but the accomodations were nice.Long story short (too late, right?)

We have been in this position before and have been advised by a trusted corporate lawyer to set up this structure as a multi layer protection vehicle. 

When pulling up the old floor I found 5 layers of flooring...5!

I completely agree that you must put yourself in the seller's shoes as best you can to match the right solution to what they want.Here is one extremely vital exercise I do now.1) Reverse engineer past profitable transactions.2) Deconstruct, examine & identify the key elements.3) Then rebuild the machine piece by piece to attempt to improve & replicate.It's a never ending process.
