Hey Erich - If you’re not working with a realtor, I’d recommend bringing in a GC to walk the property and give you an estimate, that’s usually the most accurate.

In my main area, fair priced units usually last under 15 days on the market long.

Prepayment penalties- usually 1-5 year terms.

Could you share a bit more how you choose your properties (like what kind of neighbourhood, year, xbedsx bath,etc) and what cash on cash return you usually look at?

Inherited tenants are usually a negative, however in that area leaving the duplex totally vacant makes it a target for thieves to come in and steal your pipes, furnace, and hot water tanks.

The reason is there is usually a resturant or other retail shop there and now you have customers you would never have that WILL spend money while they wait 20 to 30 minutes to charge.

Since your realtor said it's part of an estate that usually means that more properties are selling unless he was just saying this one house is available because someone died.

Charlie  if charlie is the  receiver then he is doing his job.. follow the money.. if money came in from you guys and went to folks that should not have gotten it there are claw back provisions but usually done in the BK case itself.. at least thats what I have seen done.
