Aaron it's not really being scared as a buyer it is knowing when someone is new to the space and needs help.If someone is a white belt in a martial arts style (new buyer) going up against blackbelts (experienced seller and listing brokers) to spar wouldn't they want a black belt by their side to help guide them and offer helpful tips so they do not get knocked out and have their clock cleaned?

My contractor thinks that as no guttering is on the adjacent property, the water ends up right at the side of our foundation.

However, I wouldn't recommend doing anything less than upright to get out of your lease or sublet.

I’m always sending out offers for my clients on properties sitting on the market a long time and sometimes they get snatched up right in front of me.

The house was in a highly desirable older neighborhood - it actually caught on fire (electrical fire I think) in the early 00's I think and was completely rebuilt with the ins settlement while my buddy's wife lived with the guy back then) so house was pretty unique having old design but virtually brand new on the inside - She rented it in a weekend for a premium  due to how nice the inside was compared to other older homes in the neighborhood and they did tell the renters what happened - so far so good.Long drawn out story but point is it worked for him - but they had an appealing product at the end as the house was very nice/done up right and in a great neighborhood to boot.

Quick background regarding one of my businesses:-Martial arts gym, started in 2006-Little growth (up to 35 members) by 2009; merged with my business partner around that time; neither of us took marketing or growth too seriously -From 2011-2012, we tripled in size from 35 members to about 140.

If the price on the property is really low , and its on the MLS and its still available , its probably not a good deal . it would have been snatched up right away .
