she may want to pay for a home inspector to go through the place and get a real un biased opinion of condition then price it based on condition. if it needs a ton of work..figure the only ones that will buy it are flippers who want it at 70% of value minus repairs so they can make a profit on the exit.

You want an unbiased Inspector.In our experience, the #1 mistake owners make when selecting a Property Management Company (PMC) is ASSUMING instead of CONFIRMING.It's often a case of not doing enough research, as they don't know what they don't know!

That might make things a little interesting.An unbiased real estate agent may also be a good source but if two licensed appraisers can look at the same property and arrive at numbers that are miles apart, that should tell you what weight to assign to any particular method, tool or person.
