Yeah the ultra conservative in me is thinking this path because of the point of if i pay of a property and move forward I can always afford the rent payment of the rental if the tenant leaves until I need to rent it out again.

In my experience these come in 3 varieties:  One, decent tenants who seem to need something around the 1st of the month when rent is due, so that they feel better about paying the rent; two, ultra-needy tenants who cost more to keep happy than they pay in rent, and three, lonely tenants who like little things fixed just to talk to someone.

In ultra competitive deals it's true that you may need a 0 day due diligence to win the deal but very often you can win even extra competitive deals with low amount of days diligence like 3 or 5 days.

sounds like you want to be the Capitan of your own ship,, You may want to layer these dollars like a pyramid.base is ultra low risk then middle is medium risk and top is aggressive risk growth.Notes done right can be very good and passive.. there are any number of good syndicators out there.. suggest ones that have worked through a crash or been at it a decade or more.
