Lower by $10 and remove the disposal.They don't sound like problem tenants to me, drop the rent a tiny amount, keep them happy, keep them paying.Why go through all the faff and hassle of trying to get rid of them, over nothing, and then turning the apartment around which will take 2-3 weeks.

I have family that has built houses in Houston and A tiny town(population 2,500), and the small town house cost much more to build then the houses the same size in Houston.
