Google and YouTube are great places to get background information and find out what questions to ask, but when it comes down to the details of daily operation you need someone on your side that is working with this everyday.

@Cody Bain, I think @Stuart Grazier and I are the only ones that can truly answer this since we have both been through flight school in Pensacola and understand the daily routine etc...  

If they are on the brink you do not want 2 days notice of a vacancy at the end of April.If they do not have the months rent then pro rate the rent and have them pay daily.

That’s my cup of tea. :)But... there are a lot of people here who do very well for themselves in cheaper neighborhoods.... not me.

I will be having some input on the daily activities of the partnership especially the property investments in regards to deal analyzing , negotiations, exit strategies etc... so maybe in would be better for me to enter the partnership as the sole owner of my LLC?
